🖨️🔫 NEW YORK PASSES FIRST-IN-THE-NATION 3D PRINTER GUN

RESTRICTIONS ⚖️🚨

🖨️🔫 NEW YORK PASSES FIRST-IN-THE-NATION 3D PRINTER GUN RESTRICTIONS ⚖️🚨

New York lawmakers have approved groundbreaking legislation aimed at preventing 3D printers from being used to manufacture untraceable “ghost guns” — becoming the first state in the nation to attempt regulating the technology this way. 👀

The measure, backed by Governor Kathy Hochul and included in the state budget package, would require all 3D printers sold in New York to include technology designed to block the printing of firearms and illegal gun components. 🖨️🔫

The legislation also:
⚠️ Criminalizes possession or sharing of digital firearm manufacturing files
⚠️ Targets illegal firearm attachments made through 3D printing
⚠️ Creates a state working group to establish safety standards for printer blocking technology

Supporters of the law, including Albany County Sheriff Craig Apple and Manhattan DA Alvin Bragg, say ghost guns have become an increasing public safety concern as 3D printers become cheaper and more accessible. 🚔

“These ghost guns are a scourge everywhere,” said Assemblywoman Linda Rosenthal, who sponsored the legislation.

However, critics argue the law may be difficult to enforce and could raise constitutional concerns involving Second Amendment rights and open-source software technology. 🤔⚖️

Republican lawmakers questioned whether manufacturers and sellers should be held responsible when illegal modifications are made by criminals using aftermarket parts and downloadable files.

The legislation still awaits Governor Hochul’s signature. If signed:
📅 The law would take effect in 90 days
🛠️ A state working group would then spend up to a year developing recommendations for the required “blocking technology”

Officials say the law is designed to remain flexible as technology continues to evolve. 🖥️

💬 What do you think about New York’s proposed 3D printer regulations?

🏡📉 CAPITAL REGION HOUSING MARKET STAYS HOT DESPITE HIGH MORTGAGE

RATES 🔥💰

🏡📉 CAPITAL REGION HOUSING MARKET STAYS HOT DESPITE HIGH MORTGAGE RATES 🔥💰

Even with rising mortgage rates and ongoing affordability concerns, the Capital Region housing market continues showing surprising strength heading into summer. 👀🏠

According to new real estate data:
📈 Pending home sales in the Capital Region rose 3.3% in April
🏡 Closed sales increased 4.1% year-over-year
⏳ Homes are still selling quickly, averaging just 40 days on the market

However, inventory remains extremely tight across the area:
📉 Homes for sale dropped 5.5% compared to last year
📊 The market currently has only a 1.9-month supply of homes available

That means if no new listings were added, the entire inventory of available homes would sell in less than two months at the current pace! 😳

💵 The median home price in the Capital Region now sits at:
🏠 $333,500

Meanwhile, statewide housing inventory actually increased, giving buyers in some parts of New York a few more options than we’re seeing locally.

Real estate experts say buyers are still staying active despite mortgage rates climbing above 6.5%, though affordability continues to challenge many families trying to enter the market. 📈💸

“Nearly 12,000 showings took place last month, including nearly 4,000 in Albany County alone,” said Greater Capital Association of REALTORS CEO Laura Burns.

Experts now expect mortgage rates to likely remain between 6% and 6.5% through at least the fall unless broader economic conditions improve. 📊
