BETHLEHEM — After months of public meetings, comments and concerns from residents, significant changes are being proposed to Bethlehem's Zoning Code Update — including eliminating the proposed Low Density Residential (LDR) district.

The Bethlehem Town Board will discuss the revised proposal tonight, Wednesday, Sept. 9, at 6 p.m. at Town Hall. The meeting is open to the public and will also be broadcast online.

According to information released by Town Supervisor David VanLuven and the town's accompanying fact sheets, the revisions follow feedback received from residents during the past seven months.

🏡 THE BIGGEST CHANGE: LDR WILL NOT MOVE FORWARD

The previously proposed Low Density Residential district, which would have allowed up to 7 housing units per acre, would be replaced by a new Neighborhood Residential (NR) district.

Under the new proposal:

➡️ Density would remain at 3 units per acre, consistent with the town's current Residential A zoning.

➡️ The previously proposed requirement for multifamily housing would be eliminated.

➡️ Standard developments would be limited to single- and two-family housing.

🌳 MORE OPEN-SPACE PROTECTION

For conservation subdivisions, the revised proposal would require 25% of developable land to be preserved as open space.

The town's fact sheet also says developers would no longer be able to count undevelopable areas, such as wetlands, toward meeting those conservation-subdivision open-space requirements.

🏘️ WHAT ABOUT MULTIFAMILY HOUSING?

Under the revised Neighborhood Residential proposal, conservation subdivisions could include multifamily housing, but it would not be required.

The town says those developments could consist of 100% single- and two-family housing, or include multifamily housing for up to 33% of the units.

Multifamily buildings within those conservation subdivisions would be limited to six units per building.

📉 DEVELOPMENT INCENTIVES ARE ALSO BEING RECONSIDERED

Another concern raised during the zoning debate involved incentives and density bonuses that could allow additional development.

According to the town's new summary, those incentives and bonuses would be capped, and combining multiple bonuses to increase density further would be prohibited.

🚗 AND THEN THERE'S TRAFFIC...

The town has also commissioned a traffic study addressing existing conditions along the Feura Bush Road corridor, an issue that has generated considerable concern among Glenmont residents.

The broader zoning review has been underway for several years as Bethlehem works to align its land-use regulations with the town's 2022 Comprehensive Plan. Earlier this summer, the Town Board paused advancement of the proposal after receiving extensive community feedback and said it would return in September with a revised approach.

BETHLEHEM — The Bethlehem Central Eagles opened their 2026 football season on the road Friday night, but the season debut didn't go the way they had hoped.

The Eagles fell to Burnt Hills-Ballston Lake, 38-13, dropping Bethlehem to 0-1 to begin the new campaign.

Burnt Hills-Ballston Lake built a 28-7 advantage by the end of the third quarter, leaving Bethlehem with a difficult deficit to overcome in the final period.

The loss also continued a challenging stretch for the Eagles away from home, but there's a long season ahead — and Bethlehem won't have to wait long for an opportunity to respond. 💪🦅

The Eagles return to Bethlehem this Friday night to take on Columbia.

COEYMANS — As America Celebrates its 250th anniversary, a piece of local Revolutionary War history is getting the recognition it deserves. 🇺🇸

On July 1, members of the Ravena Coeymans Historical Society (RCHS) joined local historians, officials, preservation groups, members of the Powell family and community residents to unveil a new historic marker recognizing the important role this Coeymans site played in the defense of the Hudson River during the Revolutionary War.

The marker commemorates a 1777–1778 military encampment, connecting today's Coeymans community with events that unfolded during America's fight for independence nearly 250 years ago.

Among those participating were RCHS board members Joe Boehlke, John Bonafide and Roger Wilber, along with Albany County Historian Jack McEneny, Coeymans Town Clerk Candace McHugh, Tom Sweeney of the Alcove Preservation Association, Paul Caswell of the Little Red Schoolhouse Historical Society, Ten Eyck “Trip” Powell III, Powell family members and other community members.

📍 The new marker was made possible through a grant from the William G. Pomeroy Foundation, which has supported the placement of historic markers since 2005.

The dedication was also part of local America 250 commemorations, highlighting the people, places and events in our own backyard that contributed to the nation's founding. 🇺🇸🎂

❤️ For residents of Bethlehem, New Scotland, Coeymans and throughout Albany County, markers like this are a reminder that Revolutionary War history isn't confined to distant battlefields — some of it happened right here in our local communities.

👏 Congratulations to the Ravena Coeymans Historical Society and everyone involved in researching, preserving and sharing this piece of our area's history.

Dennis Whalen will share what his research has uncovered about McCarty's life — including a closer examination of some of the familiar stories that have been passed down about this important figure in Coeymans history.

There are no parentheses or exponents, so we move to multiplication.

Find:

3 × 3 = 9

Now rewrite the entire problem:

3 + 3 + 9 − 3 + 3

Once multiplication is finished, addition and subtraction have equal priority, so calculate them in the order they appear.

3 + 3 = 6

6 + 9 = 15

15 − 3 = 12

12 + 3 = 15

You might be tempted to simply work the original expression from left to right.

But that would ignore the multiplication hiding in the middle! ❌

Always complete multiplication and division before addition and subtraction.
