Capital Region contractors say the concern isn’t limited to one particular tariff. The bigger challenge is the uncertainty created as tariffs and exemptions change, making it harder for builders to accurately estimate material costs months before construction begins.

Canada is a major source of construction materials used in New York, particularly lumber, steel and other raw materials. Even products manufactured or assembled in the United States can contain Canadian materials, meaning a homeowner choosing an American-made product may still feel the effects of tariffs somewhere in the supply chain.

That could affect the price of:

🪵 Lumber and plywood
🔨 Remodeling projects
🍽️ Kitchen cabinets
🚿 Bathroom renovations
🏗️ Steel and aluminum products

💵 WHAT COULD THIS MEAN FOR BETHLEHEM-AREA FAMILIES?

The Capital Region is already dealing with housing affordability pressures and limited inventory. According to the Times Union report, the region's median home sale price reached $363,500 in June, while the median price for new construction reached $617,408. The National Association of Home Builders previously estimated tariffs were adding more than $10,000 to the cost of a new home.

For homeowners in Delmar, Slingerlands, Glenmont, Selkirk and surrounding communities, higher material costs could translate into more expensive contractor estimates, renovation budgets that need additional cushion and potentially higher prices for newly constructed homes.

There are other factors affecting construction prices as well, including labor expenses, regulations, financing costs and the overall supply of housing. Tariffs are therefore one piece of a much larger affordability puzzle.

📌 BOTTOM LINE: If you're considering a significant home project, it may be especially important right now to ask contractors how long their estimates are valid, whether material prices are locked in, and how unexpected price increases are handled in the contract.

The key is remembering order of operations — and recognizing what the ! means.

The exclamation point means factorial.

4! = 4 × 3 × 2 × 1 = 24

So our problem becomes:

5 + 7 × 24

7 × 24 = 168

Now we have:

5 + 168

5 + 168 = 173

💡 Teaching Tip: Factorials are evaluated before ordinary multiplication and addition. Then follow the usual order of operations: multiplication before addition.
