🏗️🏡 90-Unit Senior Housing Proposal Continues Through Bethlehem Review Process 👴👵
A proposed 90-unit senior residential community planned for 152 Rockefeller Road in Delmar is continuing to move through the Town of Bethlehem's review process as developers refine the project and seek the approvals needed to move forward.
The current proposal calls for:
🏢 A single three-story building
🌳 Located on a 16.7-acre property
🚶 Outdoor recreation areas
☕ Resident convenience amenities and gathering spaces
The project has changed considerably since it was first introduced in 2023. Earlier plans featured two separate 45-unit buildings, but the latest design consolidates the development into one larger structure.
What's Being Requested?
Because of Bethlehem's zoning regulations, the developer is seeking several variances, including:
🏘️ Increasing the number of residential units from the 68 currently permitted to 90 units
🚗 Reducing the required parking spaces from 99 to 95
📏 Increasing the building height from 35 feet to 39 feet
📍 Reducing the required front setback from 35 feet to approximately 18 feet
Why the Additional Units?
The project's developer says a larger facility would better support the staffing, management, and resident services that senior housing communities typically provide.
According to project documents, spreading operating costs across more apartments could help make the development more financially sustainable while maintaining on-site services and amenities for residents.
What's Next?
Before construction can move forward, the proposal will continue through several review steps, including:
✅ Zoning Board of Appeals review of the requested variances
✅ Engineering review and technical comments
✅ Additional Planning Board review
✅ Possible State Environmental Quality Review (SEQRA) actions before final approvals

🦌🚗 New York Expands Deer Hunting Rules to Help Reduce Growing Deer Population 🌲
New York is making major changes to its deer hunting regulations in an effort to better manage the state's growing deer population and reduce the impacts on forests, farms, and roadways.
The New York State Department of Environmental Conservation (DEC) recently adopted new rules designed to encourage hunters to harvest more antlerless deer (does), which wildlife experts say is the most effective way to slow future herd growth.
What's Changing?
🦌 New "Earn-a-2nd-Buck" Program
Hunters who harvest a doe may now qualify to harvest a second antlered deer, providing an incentive to help reduce the doe population.
🎟️ More Deer Management Permits
Hunters can now transfer an unlimited number of deer management permits to other hunters.
📍 Expanded Unlimited Permit Areas
The state has expanded areas eligible for unlimited antlerless permits, including 19 additional wildlife management areas in the Hudson Valley and parts of central and western New York.
Why the Changes?
State wildlife officials say deer numbers have grown beyond sustainable levels in many areas, creating several challenges:
🌳 Damage to forests by preventing young trees from growing
🌱 Increased spread of invasive plant species
🚗 More than 70,000 deer-vehicle collisions are reported across New York each year
🏡 Increased conflicts in suburban and urban communities
Although hunters harvested more than 106,000 antlerless deer last season, DEC officials say harvest numbers remain below what is needed to stabilize deer populations.
Public Reaction
The proposal generated more than 1,000 public comments.
✅ Supporters believe the new rules will give hunters better tools to help manage healthy deer populations.
⚠️ Some opponents expressed concerns about potential overharvesting, impacts on young fawns, and the possibility of reducing the number of mature bucks. DEC officials say available research indicates those concerns are unlikely under the new regulations.

Bethlehem's commitment to preserving open space continues to grow! 🌿
With the recent addition of 133 acres, Normans Kill Ravines Park has nearly doubled in size and is now the largest park in the Town of Bethlehem, covering nearly 290 acres—surpassing Elm Avenue Park by more than 150 acres. 🌲🏞️
The expansion was made possible through a partnership between:
🤝 Town of Bethlehem
🌿 Mohawk Hudson Land Conservancy
🏛️ Albany County
Together, they secured the property to protect valuable forests, fields, wetlands, and riverfront for future generations.
🐑 A Unique Addition: Rotational Sheep Grazing!
One of the most exciting features of the newly acquired land is approximately 40 acres of open fields that will be managed using rotational sheep grazing in partnership with a local farmer.
This environmentally friendly approach will:
🌱 Naturally maintain the fields
🐑 Support local agriculture
♻️ Reduce the need for mechanical mowing
🌎 Promote sustainable land stewardship
🥾 A Favorite Outdoor Destination
Since opening in 2021, Normans Kill Ravines Park has become a popular destination for:
